Primary Bathroom Remodel in Boring, Oregon

Expanding a 3′ × 5′ Bathroom Into a 16′ × 12′ Primary Bath

Rydman Enterprises completed this primary bathroom remodel in Boring, Oregon, transforming a tiny third-floor bathroom in a 1970s home into a spacious custom primary bath.

Located on a hillside overlooking Boring with views toward Mt. Hood, the home includes a third-floor loft that the homeowners wanted to turn into their primary suite. The existing bathroom measured only about 3′ × 5′, making a major expansion necessary to create the space they envisioned.

Creating a Primary Suite on the Third Floor

The goal was to transform the small existing bathroom into an approximately 16′ × 12′ primary bathroom that better matched the size and potential of the third-floor suite.

Rydman Enterprises managed the bathroom remodel through all phases of construction, from demolition through the final finish work.

The project included:

  • Demolition of the existing bathroom
  • Bathroom expansion
  • Framing
  • Structural modifications
  • Flooring
  • Cabinetry
  • Countertops
  • Doors
  • Interior finishes
  • Finish carpentry
  • Complete bathroom construction

A Remodeling Project 31 Steps Above the Driveway

One of the biggest challenges had nothing to do with the bathroom itself: access.

The third-floor work area was 31 stair steps above the driveway. Every material, tool, piece of equipment, and construction supply needed for the project had to travel up to the third level.

A remodeling project naturally involves repeated trips between the work area and vehicles throughout the day. On this project, each of those trips meant traveling three stories up and down.

Careful planning and organization helped keep the project moving despite the unusual access conditions.

Helping the Homeowners Bring Their Vision Together

The homeowners had ideas for what they wanted from their new primary bathroom but found it difficult to translate those ideas into specific design and material selections.

Rydman Enterprises recommended a local interior designer who helped the homeowners work through their options and create a cohesive design for the new space.

The collaboration allowed the homeowners’ ideas to take shape while giving them greater confidence in their selections throughout the remodel.

From a Tiny 1970s Bathroom to a Custom Primary Retreat

The transformation was substantial.

What began as an approximately 15-square-foot bathroom became a roughly 192-square-foot primary bathroom, creating a dramatically larger and more functional space for the third-floor primary suite.

Attention to workmanship and cleanliness was particularly important to these homeowners. Rydman Enterprises maintained the jobsite throughout construction while completing the project to the level of quality the clients expected.

The finished bathroom met those expectations, and Rydman Enterprises has since returned to complete multiple additional projects for the homeowners.
